Michigan City Shopping Center – Exterior & Interior Storefront Renovation

The Challenge

Michigan City Shopping Center required a large-scale renovation of its storefront façades, columns, ceilings, walls, and trim — all while keeping every business open and operational throughout the project. With continuous customer traffic and active tenants, maintaining safe access and minimizing disruptions were critical priorities.

The project involved painting the entire front façades of the shopping center, including 660 columns distributed across the property. Many of these required repairs before painting.

Inside the breezeways and covered areas, we completed the coating of 48,000 sq ft of ceilings and 26,000 sq ft of walls, which demanded extensive preparation such as patching, caulking, cleaning, and detail work around storefronts, signage, windows, and trim.

One of the biggest challenges was working directly in front of stores while customers entered and exited all day. Each tenant had different expectations, and every storefront had to be detailed to the standards of each manager — requiring exceptional attention to detail, flexibility, and communication.

The Solution

Our team developed a phased approach to keep walkways open and stores accessible. We repaired damaged columns, restored concrete and surface imperfections, and prepared each storefront for a clean, uniform finish.

For the ceilings and walls, we used commercial-grade coatings suitable for high-traffic retail environments. Detailed masking protected storefront windows, signage, lighting, and customer pathways. The team worked early mornings and throughout the day while maintaining clear safety zones for pedestrians.

Columns — over 660 of them — were restored, repaired where needed, and repainted to create a unified appearance across the entire shopping center. This significantly elevated the visual impact of the property.

The Outcome

The completed renovation transformed Michigan City Shopping Center into a cleaner, brighter, and more modern commercial environment. Repaired columns, freshly painted façades, and renewed ceilings and walls created a cohesive and professional look that greatly improved curb appeal.
